This course covers special site considerations, including site analysis and highest and best use, as well as various methods of valuing a site. The course also addresses the steps in the cost approach to valuation, including methods for estimating cost and estimating depreciation. Students will apply what they learn using numerous examples.

This course covers real estate markets, supply and demand, economic factors, and market influences. The course also addresses highest and best use, including application of the tests of highest and best use.

The course provides instructions for developing clear appraisal reports, including grammar rules and writing techniques. In addition, this course provides guidelines and direction to complete the Uniform Residential Appraisal Reports (URAR) in compliance with USPAP, Fannie Mae, and the Uniform Appraisal Dataset (UAD). Students complete a form report using a residential case study.
