Levels of Licensure
There are five levels of real estate appraiser licensing. They are:
Registered Real Property Appraiser
- Licensed Real Estate Appraiser (Track One)
- Licensed Real Estate Appraiser (Track Two)
- Certified Residential Appraiser
- Certified General Appraiser
License and Certification Requirements
- Be at least 18 year of age
- Show proof that the educational requirements have been met
- Satisfy the experience requirement
- Satisfactory completion of the Board examination with a score of 80% or better (except for the Registered Real Property Appraiser
Education and Experience Requirements
Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:

Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:
- 75 hours for the Registered Real Property Appraiser classification. There is no experience requirement for the Registered Real Property Appraiser. Registered real property appraiser’s experience must be under the direct supervision of a Licensed/Certified Real Property Appraiser.
- 90 hours for the Licensed Real Estate Appraiser (Track One) classification. The classroom hours required for the licensed real estate appraiser may include the classroom hours required for the registered real property appraiser. Applicants for a Licensed Real Estate Appraiser (Track One) license shall have a minimum of 1,000 hours gained over a minimum of six months.
- 90 hours for the Licensed Real Estate Appraiser (Track Two) classification. The classroom hours required for the licensed real estate appraiser may include the classroom hours required for the registered real property appraiser. USPAP education must be completed within 12 months of application. There is no experience requirement for a Licensed Real Estate Appraiser (Track Two). However, additional requirements must be satisfied. This licensee must maintain a log of appraisals performed and be prepared to submit upon notification, sample appraisal reports for review by the Board to determine compliance with USPAP. For 24 months after receiving license, Track Two licensees must state directly under their license number and signature "License Obtained with NO Appraisal Experience" when signing appraisal reports, statement of qualification, contacts or other instruments used by the license holder where reference is made to such license holder’s status as a licensed real estate appraiser.
- 120 hours for the Certified Residential Appraiser classification. The classroom hours required for the certified residential real estate appraiser may include the classroom hours required for the registered real property appraiser or the licensed real estate appraiser. Applicants for a Certified Residential Appraiser license shall have a minimum of 2,500 hours (600 points) over a 24 month period
- 180 hours for the Certified General Appraiser classification. The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the registered real property appraiser, the licensed residential real estate appraiser, or the certified residential real estate appraiser. Applicants for a Certified General Appraiser license shall have a minimum of 3,000 hours (720 points) over a 30 month period
EDUCATION AND EXPERIENCE AFTER 1/1/2008:
- 75 hours for the Registered Real Property Appraiser classification. There is no experience requirement for the Registered Real Property Appraiser. Registered real property appraiser’s experience must be under the direct supervision of a Certified Real Property Appraiser.
- 150 hours for the Licensed Real Estate Appraiser (Track One) classification. The classroom hours required for the licensed real estate appraiser may include the classroom hours required for the registered real property appraiser. Applicants for a Licensed Real Estate Appraiser (Track One) license shall have a minimum of 2,000 hours gained over a minimum of 12 months under a Certified Real Property Appraiser.
- 150 hours for the Licensed Real Estate Appraiser (Track Two) classification. The classroom hours required for the licensed real estate appraiser may include the classroom hours required for the registered real property appraiser. USPAP education must be completed within 12 months of application. There is no experience requirement for a Licensed Real Estate Appraiser (Track Two). However, additional requirements must be satisfied. This licensee must maintain a log of appraisals performed and be prepared to submit upon notification, sample appraisal reports for review by the Board to determine compliance with USPAP. For 24 months after receiving license, Track Two licensees must state directly under their license number and signature "License Obtained with NO Appraisal Experience" when signing appraisal reports, statement of qualification, contacts or other instruments used by the license holder where reference is made to such license holder’s status as a licensed real estate appraiser.
- 200 hours for the Certified Residential Appraiser classification. The classroom hours required for the certified residential real estate appraiser may include the classroom hours required for the registered real property appraiser or the licensed real estate appraiser. Applicants for a Certified Residential Appraiser license shall have a minimum of 2,500 hours (600 points) over a 24 month period. Applicant must hold an Associates degree or higher from an accredited college, junior college, community college, or university. In lieu of the Associates degree, an applicant may have 21 semester credit hour or it equivalent in the following collegiate subject matter courses: English Composition, Principles of Economics (Macro or Micro), Finance, Algebra, Geometry, or higher mathematics, Statistics, Introduction to Computers—Word processing/spreadsheets and Business or Real Estate Law.
- 300 hours for the Certified General Appraiser classification. The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the registered real property appraiser, the licensed residential real estate appraiser, or the certified residential real estate appraiser. Applicants for a Certified General Appraiser license shall have a minimum of 3,000 hours (720 points) over a 30 month period. Applicant must hold a Bachelors degree or higher from an accredited college, junior college, community college, or university. In lieu of the Bachelors degree, an applicant may have 30 semester credit hour or it equivalent in the following collegiate subject matter courses: English Composition, Macro Economics, Micro Economics, Finance, Algebra, Geometry, or higher mathematics, Statistics, Introduction to Computers—Word processing/spreadsheets, Business or Real Estate Law and two elective courses in accounting, geography ageconomics, business management or real estate.
Continuing Education Requirements:
As a prerequisite to renewal, appraisers shall present evidence satisfactory to the Board that 28 hours of Board approved continuing education have been obtained. Of these hours, 7 hours must cover USPAP.
License Renewal
Licenses expire two years from the last day of the month of issuance. To obtain a renewal of any of the real estate appraisal licenses, appraisers must make an application and pay the fee not earlier than 120 days nor later than the expiration date of the license then held. Each application for renewal shall be accompanied by evidence, in the form prescribed by the Board, of having completed the continuing education requirements for renewal.
