Montana Real Estate State Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Montana Real Estate Commission.

We recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

Salesperson

To be eligible for a salesperson license a person:

  • Must be at least 18 years of age
  • Must provide evidence of completion of l0th grade education from an accredited high school or equivalent.
  • Must have completed 60 hours of pre-licensing education from a school and instructor approved by the Board.
  • Must have passed the Salesperson Broker Real Estate Examination with a score of 80% on the uniform portion and 70% on the state portion
  • Must pay the appropriate fee and submit application

Broker

To be eligible for a broker license a person:

  • Must be at least 18 years of age
  • Must provide evidence of graduation from an accredited high school or equivalent
  • Must have completed an additional 60 hours of pre-licensing education from a school and instructor approved by the Board
  • Must have passed the Broker Real Estate Examination with a score of 80% on the uniform portion and 80% on the state portion
  • Must have two years experience as a licensed salesperson
  • Must have completed the following required activity criteria within 3 years of the date of application:
    • Minimum of 30 residential real estate transactions; or
    • Minimum of 10 commercial, agricultural or farm & ranch real estate transactions.
  • Must pay the appropriate fee and submit application

Montana’s reciprocity agreements are in effect with the following states or licensing jurisdictions: Alberta, Canada, Colorado, Georgia, Idaho, Iowa, Nebraska, North Dakota, Oregon, South Dakota, Tennessee, Utah, and Wyoming.

Continuing Education

  • Complete 12 hours of state approved courses every year by October 31
  • These courses must include 4 hours of Mandatory courses utilizing one of the following topics:
    • Agency (Our Consensual Dual Agency course satisfies this mandatory requirement)
    • Fair Housing (Our ADA & Fair Housing course satisfies this mandatory requirement)
    • Environmental Issues
    • Ethics (Our Ethics in Real Estate and Introduction to RE Ethics courses satisfy this mandatory requirement)
    • Risk Reduction
    • Montana Licensing Law & Rules
    • Landlord/Tenant Law
    • Private Property Rights
    • Legislative Changes
  • The other 8 hours are elective courses
