Nevada Real Estate State Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Nevada Real Estate Division.

The information provided below can be found on the Division's website. However, we recommend you contact the Real Estate Division for more detailed information and for any changes which may have occurred.

Sales Prelicense

  • Be 18 years of age,
  • Have a High School Diploma,
  • Complete a 90 hour, state approved, prelicense course, and
  • Pass the state exam (with a grade of 75 or better).

Broker Prelicense

  • Be 18 years of age,
  • Have a High School Diploma,
  • Complete a total of 64 semester units of education on specific topics
  • Must be actively engaged as a sales person for at least 2 years
  • Pass the state exam (with a grade of 75 or better)

Post License

  • Original Real Estate licenses are valid for a one year period ending the last day of the month during which you obtained your license.
  • First time renewals must complete 30 hours of Post Licensing education
  • 12 hour must cover the required courses that include 3 hours each of Agency, Contracts, Ethics, and Law and Legislation
  • The remaining 18 hours of general courses with an optional maximum of 3 hours in personal development

Continuing Education

  • Must complete 24 hours of state approved courses
  • All CE courses require a proctored final exam
  • For Salespersons, these hours must include:
    • 3 hours Agency,
    • 3 hours Nevada Law and Legislation,
    • 3 hours Ethics
    • 3 hours Contracts .
    • 12 hours of elective credits in designated (Agency, Contracts, Ethics and Law & Legislation) and/or General courses, with an optional 3 hours (maximum) in personal development
  • For Brokers, these hours must include:
    • 3 hours Agency
    • 3 hours Nevada Law and Legislation
    • 3 hours Ethics
    • 3 hours Contracts
    • 3 hours Broker Management
    • 9 hours of elective credits in designated (Agency, Contracts, Ethics and Law & Legislation) and/or General courses, with an optional 3 hours (maximum) in personal development.

NOTE: per Nevada regulations, "a course may not be taken for credit more than once during any two consecutive periods for renewal of a license."

NOTE:  Effective July 1, 2006 all real estate licensees must provide a copy of the Residential Disclosure Guide to prospective buyers and sellers in a real estate transaction in accordance with the regulations adopted by the Commission. 

Sales agents renew every two years by the end of the month that the license was received.
