The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Washington Department of Licensing.

The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

Requirements for Licensure:

Real Estate Salespersons Licensee must:

• Be 18 years of age or older
• Complete a 60 hour course in real estate fundamentals (must be completed within 5 years prior to application for examination)
• Successfully pass the examination
• File an application for licensure with the state

Real Estate Broker Licensee must:

• Be 18 years of age or older
• Have a high school diploma or equivalent
• Have a minimum of 2 years of full-time experience as a salesperson in Washington or in another jurisdiction having comparable requirements
• Complete 120 clock hours of instruction in real estate including:
• 30 clock hours of real estate law
• 30 clock hours of brokerage management
• 30 clock hours of business management and a
• 30 clock hour approval elective course.
• Successfully pass the examination
• File an application for licensure with the state

Continuing Education

• First active renewal requirement:  30 clock hours in Practices course, plus 30 clock hours of continuing education including the 3-hour core curriculum.
• For subsequent renewals: 30 clock hours of every two years including the 3-hour core curriculum.
• Sales agents renew every two years on the date of their birth.
