The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Washington Department of Licensing.

Requirements for Licensure:
Real Estate Salespersons Licensee must:
- Be 18 years of age or older
- Complete a 60 hour course in real estate fundamentals (must be completed within 5 years prior to application for examination)
- Successfully pass the examination
- File an application for licensure with the state
Real Estate Broker Licensee must:
- Be 18 years of age or older
- Have a high school diploma or equivalent
- Have a minimum of 2 years of full-time experience as a salesperson in Washington or in another jurisdiction having comparable requirements
- Complete 120 clock hours of instruction in real estate including:
- 30 clock hours of real estate law
- 30 clock hours of brokerage management
- 30 clock hours of business management and a
- 30 clock hour approval elective course.
- Successfully pass the examination
- File an application for licensure with the state
Continuing Education
- First active renewal requirement: 30 clock hours in Practices course, plus 30 clock hours of continuing education including the 3-hour core curriculum.
- For subsequent renewals: 30 clock hours of every two years including the 3-hour core curriculum.
- Sales agents renew every two years on the date of their birth.
