Wisconsin Real Estate State Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Wisconsin Real Estate Commission.

We recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.

Salesperson License

  • Must complete the 72 hour Salesperson course OR
  • Provide a transcript showing 10 academic semester-hours credit in real estate or real estate law courses completed at an accredited institution OR
  • a photocopy of current bar membership card or certificate of good standing in the WI Sate Bar

Broker License

  • Must complete the 36 hour Broker course OR
  • Provide a transcript showing 20 academic semester-hours credit in real estate or real estate law courses completed at an accredited institution OR
  • a photocopy of current bar membership card or certificate of good standing in the WI Sate Bar

Continuing Education

  • Complete 12 hours of state approved courses every 2 years,
  • REQUIRED COURSES FOR THE 2007-2008 LICENSING PERIOD - Everyone must take the following 3 courses during the 2007-2008 biennium:
    • Course 1 - Three Hours: Issues relating to listing agreements, agency agreements, legal advice, binding contracts, defaults.
    • Course 2 - Three Hours: Issues relating to the offer to purchase, confidentiality of offers (RL 24.12), inspection, 72 hour clause contingencies, financing issues and unlicensed practice.
    • Course 3 - Three Hours: New developments in the profession, including new agency law, condominium law, land use and development, and environmental issues.
  • Everyone must take one of the following 7 electives (3 hours each):
    • Course 4A Issues relating to real estate professional ethics and fair housing.
    • Course 4B Broker Supervision-Buyer Agency
    • Course 4C Commercial
    • Course 4D Property Management
    • Course 4E Rural/Farm/Vacant Land & Environ-mental Issues
    • Course 4F Real Estate Auctions
    • Course 4G Condominium Law
  • A  Pass a course final exam (grade of 70 required to pass)

Sales agents renew every December 31 of even years.
