1. Tax Advantages of Home Ownership (6 Hours): This course gives the student insight into different kinds of homeowner benefits and also teaches how to calculate taxes that can affect the purchase of a home.
2. Short Sales and Foreclosure (3 Hours): This course is an overview of short sale transactions, alternatives to short sales, how short sales affect buyers, lenders and sellers, the Home Affordable Modification Program (both HAMP Tier 1 and 2 are included) and the Home Affordable Foreclosure Alternative (HAFA II/Short Sale).
3. Risk Management Avoiding Violations: Level 1 (3 Hours): This course will help you understand why home inspections are crucial, the laws surrounding "caveat emptor," why the seller's disclosure is important, along with additional fundamental aspects of real estate risk management from the agent's point of view.
4. Risk Management for Salespersons: Level 2 (3 Hours): This course consists of three major sections: Agency, Contracts, and Licensees as Principals and are examined from a risk management perspective.
